Market Trends – May 2025 Snapshot

Keeping you informed on local trends is our priority—savvy homeowners value this info. Here’s a quick snapshot of the real estate markets in California and East Coast Florida this month:

San Diego County, CA

  • Flat Prices, Building Inventory: Median prices saw modest gains (+0.9% for detached, +1.1% for attached), but inventory surged — up 25.6% for detached and 49.8% for attached.

  • Buyer Leverage Growing: Closed sales declined (-6.9% detached, -14% attached), while time on market lengthened (+11.1% to 30 days detached, +37% to 37 days attached). Sellers are getting about 98.7% of asking price, down from previous highs.

  • Affordability Remains a Strain: The Housing Affordability Index is stuck at 25 for detached homes, one of the lowest in the nation

Broward County, FL

  • Sales Slow, Inventory Surges: Closed sales plunged 23.8% year-over-year, while inventory soared 35.1%, pushing the months of supply to 7.6 — up 77.4%. The market is clearly shifting toward buyers.

  • Home Values Up Slightly: The median sales price increased 4.2% to $469,000. However, sellers are receiving less of their original asking price (down to 90.9%), signaling more negotiation power for buyers.

  • Listings & Demand Down: New listings fell 10.4%, and pending sales dropped 10.4%, further indicating softening buyer activity.

Palm Beach County, FL

  • Moderate Cooling: Closed sales declined 14.5%, and pending sales slipped 4.1%. Inventory grew 24.5%, raising months of supply to 6.1 months.

  • Prices Hold: The median sales price ticked up 3% to $520,000. However, days on market rose sharply to 89 days, and sellers are accepting only 89.7% of original list price — both signs of softening conditions.

  • Luxury Lift: The average sales price jumped 10.8%, suggesting strength in the high-end market even as overall demand ebbs.
